Social Media
When more than 80% of people who use Facebook to read posts and watch videos it only makes sense to promote out clients listings there and across all social media platforms. You don't post an add once on social media and you are done. You have to keep posting and re-posting to maximize the number of people who see it. So frequently post our Coming Soon properties, New Listings, videos and status updates on properties.
Email Campaigns
To continue to maximize our marketing efforts we perform email campaigns. Once a month we send out our Monthly Featured Listings which is basically an email blast containing all our listings. In addition to that we do email campaigns for New Listing Announcements and Price Reductions. Our email data base contains all of our real estate contacts, people who signed up from our website and investors that we've collected over the years.
Incoming Marketing
A great way to engage potential buyers is through media sources such as email campaigns, video sharing, social media posts and blog post about listings. Once you post or share the media sources I just mentioned above they continue to keep appearing in searching and which can be discovered by potential buyers. This can continue indefinitely or until the post or video is no longer active. It's a nice long term way to keep your listings appearing in internet searches.
MLS
Longhorn Realty is a member of three MLS Associations: Austin MLS, Central Texas MLS and Highland Lakes MLS. Only Texas licensed Realtors in good standing and with active MLS memberships can post listings on a Texas MLS.
Through an IDX feed subscription our Longhorn Realty's website shows all of Austin MLS's listings. Any broker or agent with an IDX feed subscription can also show MLS listings on their site. What this means for you is that not only does your listing show on Longhorn Realty's site but also on 1000s of other broker and agents sites.
Besides the incredible exposure that MLS provides your listing. MLS also syndicates your listing to big national sites such as Zillow, Realtor.com, Trulia and many more.
Traditional Marketing
The old fashioned process of picking up the phone and calling your real estate contacts to sell a property is still alive and well at Longhorn Realty. Many deals are made through our network of real estate professionals. We also reach out with personal emails which may be considered old school by todays standards, but it works!
Signs
It's a great idea to highlight some of the main features of a property by using riders with for sale signs. A rider stating a property has a "pool" or "view" may spark just enough interest to get potential buyers to take the next step to see the property where they may not have done so otherwise if they hadn't seen the rider. With signs providing up to 10% of inquiries on listings its an opportunity that shouldn't be missed.
