Many Central Texas landowners don't know how much of the mineral rights they own with their property. (In South Texas they probably do, haha) I find if landowners own 100% of the minerals they usually know it.  The amount of minerals that's available in a land purchase is one of the most common questions I hear and sometimes the most difficult to answer.

These days it can be quite challenging to find a property with 100% of the mineral interest in tact. Most often the mineral interest, at least to some degree,  has been severed from the surface ownership. In Texas, the mineral interest is a separate interest in land that can be severed from the surface estate. This severance usually happens in one of two ways. One, the landowner sells the mineral
